Terms and conditions


Reservations are accepted on the following conditions:
The booking agreement gives a right to occupy the accommodation for the period agreed for holiday purposes only. The terms of the Rent Act are excluded. The signatory to the booking form accepts liability for the behaviour of all party members and for ensuring that conditions of hire are adhered to and for loss or damage to the accommodation, the contents and its environs.

Reservations can be made by email via the website or by telephone. The reservation will be complete when:
a) you have received, by email or post, a confirmation of booking from us.
b) we have received your cleared deposit.
Paymernt of the balance owing must be made at least 8 weeks before the start of the holiday. If the holiday begins less than 8 weeks from the time of booking, then full payment must be made at the time of booking.
We cannot accept responsibility for the non-availability of the property for reasons beyond our control. In such circumstances a full refund willl be made of monies received but we shall not be liable for compensation.
We reserve the right to alter facilities, without notice, due to repairs, maintenance and circumstances beyond our control. We have the right to enter the property in special circumstances or emergencies.

Deposit and Payment Method
A non-refundable deposit of 25% of the full holiday cost is payable at the time of booking. Payment may be made in pounds sterling by:
cheque (UK bank only); bank transfer (details available on request); postal order or cash (by registered post only) or by the PayPal link on the site.
We reserve the right to ask for payment of a security deposit. Where such payment is due, this will be confirmed at time of booking.

If you give at least 56 days notice of cancellation, you will forfeit deposit only.
If you cancel less than 56 days before the holiday begins and we are unable to let the property for that period, the whole tariff is payable.
If you cancel less than 6 weeks before the holiday begins but we are able to re-let the property, you will forfeit the deposit and be liable to pay the difference between the full tariff confirmed to you and the price at which the property has been re-let.
We strongly recommend that you take out holiday insurance that includes cancellation expenses.

Arrival, Departure and Housekeeping  
Access to the property is available from 4pm on the first day of the holiday and it should be vacated by 10am on the final day of the holiday.
In order that we can maintain a high standard of cleanliness in the lodge for all guests and in respect for following guests, the property should be left as found, in particular with all kitchen and bathroom facilities cleaned.
Any damages, breakages or losses should be reported to us immediately and we reserve the right to charge for these items.
We do not accept any responsibility for loss or damage to visitors' personal belongings, baggage, vehicles or any property left in them.
